Buying a home? There
is no need to call fifteen different real estate companies searching for
the right home. You'll only need one agent to do the job.
Most agents
represent a number of property owners who have listed their homes for
sale. Information about each of these homes is placed in a local database.
That database includes virtually all homes currently for sale. Any agent
can access the information, making it unnecessary for buyers to work with
more than one agent.
The agent you choose
can provide a variety of services which include an interview to determine
location, style, size and features you desire in a home, advice on
available mortgages and interest rates, research to locate a variety of
suitable homes, and house hunting trips to visit those homes.
In your first
meeting with the agent, explain what you hope to accomplish. Give details
about your desired moving date, the size and style home you plan to
purchase, and preferred locations you may have in mind. The agent can
advise you on available mortgage loans and interest rates too. A
confidential interview with a loan officer can result in a conditional
loan approval, giving you the freedom to purchase your home from a
position of financial strength.
The agent can
research the current pool of available homes, identify homes which meet
your requirements, then preview them, eliminating unsuitable properties.

Selling your home?
Start packing now, before you sell. Why? Homeowners who have lived in one
place for more than a few years tend to save "things" - lots and
lots of "things".
Boxes tend to pile
up on closet shelves, in the attic, basement or garage. Magazines which
should have been tossed long ago, stack up on the living room floor.
Porcelain frogs, and pewter figurines seem to multiply, covering every
inch of shelf space. Personal items occupy more and more of the bathroom
countertop.
To be attractive to
buyers, the home should be made as presentable and uncluttered as
possible. Thus, an important step in selling a home is a pre-move packing
spree. Begin by removing all unneeded cartons, clothing and other items
from closets. Pack everything securely in boxes for moving, everything
that is not absolutely essential to day-to-day activities. Stack the boxes
neatly in the garage. Collectibles should also be removed and packed,
protected safely from breakage.
Remove extra sets of
dishware, pots and pans, glasses, utensils and silverware from kitchen
drawers and cabinets. Leave only the bare essentials, neatly organized.
Clean the bathrooms and medicine cabinets thoroughly, getting rid of
outdated medicines, shampoos, and old sheets and towels.

Post Office
Charge Accounts, Credit Cards.
Subscriptions: Notice requires several weeks.
Friends and Relatives Bank:
Transfer funds, arrange check-cashing in new city.
Arrange credit references.
Insurance:
Notify company of new location for coverage:
Life, Heal , Fire & Auto. Utility Companies:
Gas, light, water, telephone, fuel.
Obtain refunds on any deposits made.
Medical, Dental, Prescriptions Histories:
Ask Doctor & Dentist for referrals.
Transfer needed prescriptions, eyeglasses, X-rays.
Obtain birth records, medical records, etc.
And
Don’t Forget To:
Empty Freezer
Defrost freezer and clean refrigerator. Place charcoal to dispel odors.
Have appliances serviced for moving.
Clean rugs or clothing before moving.
Arrange to have items wrapped for moving.
Check with your Moving Counselor:
Insurance coverage, packing & unpacking labor, arrival day, various
shipping papers, method and time of expected payment.
Plan for special car needs of infants.
On Moving
Day:
Carry enough cash or travelers checks to cover cost of moving services and
expenses until you make banking connections in the new city.
Carry jewelry and documents yourself, or use registered mail.
At Your
New Address:
Plan for transporting pets; they are poor traveling companions if unhappy.
Double-check closets, drawers & shelves to be sure they are empty.
Leave old keys needed by new tenant or owner with Realtor or neighbor.
Check on service of telephone, gas, electricity & water.
Check pilot light on stove, water heater, incinerator & furnace.
Have new address recorded on driver’s license.
Register car within 5 days after arrival in state or a penalty may have to
be paid when getting new license plates.
Apply for state driver’s license.
Register children in school.
Arrange for medical services: Doctor, Dentist, etc.
